I love in a Historic neighborhood called Grandview Heights which is a few streets from Flamingo Park and both are in the Historic District in West Palm Beach, Florida. Grandview Heights was established in 1910 and most homes in the neighborhood were completed by 1925. I do come across a lot of these historic homes that have not been maintained well, so the amount of renovation or repair is a huge amount. <br />
<br />
But good maintenance can add value. A study out of the University of Connecticut and Syracuse University find that regular maintenance increases the value of a home by about 1% each year. <br />
<br />
So if you've been deferring maintenance, or just need a good strategy to stay on top of it, here's the simplest way to keep your home in good health. <br />

If you focus on nothing else, focus on moisture - your home's No.1 enemy, especially in South Florida. Water can destroy the integrity of your foundation, roof, walls, floors - your home's entire structure. So a leaky gutter isn't just annoying, it's compromising your foundation. <br />

Keeping moisture at bay will improve your home's effective age - "real age" and it protects its value. Here's your easy 4 step routine.<br />

1. When it rains, actively pay attention. Are your gutters overflowing?<br />

2. After heavy rains do an inspection for spot damage or leaks.<br />

You can't purchase it anymore so don't destory it if you have some. It's extremely durable and impervious to termites. it's a gem in these historic homes. </span><br />

I watched an exciting jumping competition! It was a close competition that went into a jump off. Over 8,000 people were watching as Brazil's Alvaro de Miranda and AD Rahmannshof's Bogeno owned by de Miranda and Victory Equestrian BV win the grand price of $500,000. Their time was 43.96 seconds to win!<br />

Started off the morning with a shot of espresso from the booth at<a href="http://havanacubanfood.com/"> Havanas</a>, which is a favorite for the locals for great Cuban food. Check out their restaurant off of Dixie Hwy. They have a window so you can order from the street, and it's open 24 hrs. Next I tried out the apple cider donuts or you can choose from all the pastries from the local bakeries. Grab a loaf of fresh bread or fresh pasta for dinner. One of my favorite aspects of the Green Market is the wide range of flowers to choose from. I got a beautiful orchid from R & R Orchids, <a href="http://rrorchids.com/">http://rrorchids.com</a>. They have a great selection of orchids to choose from. <br />

Make sure to park in the Banyan Street garage which is free for the Green Market. The new spot was wonderful and exactly what downtown West Palm Beach needed. The vibe was relaxing and inviting with friends bumping into one another with great conversation, music and espresso filling the air. The ongoing issues the real estate market is having with appraisals coming in too low has caused more then enough headaches in this market. Homeowners are unable to sell their homes at the agreed sales price leaving them trapped.<br />
<br />
A May 2009 law required that appraisers work independently and without
undue influence from mortgage brokers, lenders and real estate agents.
Mortgage fraud prosecutors say the overhaul was necessary to curtail
conflicts of interest and bloated estimates that contributed to the
housing debacle.<br />
<br />
The problem with this law is that most lenders now use an appraisal management company which randomly selects appraisers, most of which are not from the area the property is located in. I haven't had a local appraiser on one of my properties in over a year and they have ALL come in low.<br />
<br />
The next big issue is that they are factoring in the foreclosures that are on the market and in terrible condition as compared to a home that has been well maintained. I rarely walk into a foreclosed property that is in decent condition. Typically there is mold damage due to the amount of time a home has been vacant without electric and most have been gutted with no appliances or cabinets in some cases the plumbing has been stripped due to vandalism. <br />
<br />
Even if you are factoring in short sales with these appraisals, most are empty or have a tenant in place and the homeowner pretty much walks away from the home without any care of the upkeep or how it's being maintained. Most of my short sale listings are vacant and the homeowner does not have the funds to repair the roof, cut the grass and leave the utilities on. You have no idea how fast mold can spread in the South Florida heat! <br />
<br />
I recently had a listing that was a very well maintained home and we received an offer a little under asking price. The buyers fell in love with the home and were eager to get the ball rolling with their financing and hopefully on our way to the closing table. I was nervous due to appraisals coming in low and knew this neighborhood was getting hit hard with a lot of foreclosures, all of which were in horrible condition. Sure enough, the appraisal came back $44,000 less than the agreed sales price. My sellers were in no position to sell for the appraised price so the deal fell through. The appraiser was not local and the comparables he used for the appraisal were all foreclosures. <br />
<br />
Bottom line, if you are concerned about your homes value and the neighborhood you are in, my advice to you is to do an appraisal up front so you have a good idea of what your home is worth, especially in this crazy South Florida market. It's well worth the money and can save you a lot of headaches down the road. Talk to your Realtor about this and I'm sure they would agree! <br />
